‘How much does an extension cost?’ This is a tricky question, and usually the topic of one of the first conversations we have with a new client. It is also not an easy or straightforward question to answer as build costs can fluctuate significantly due to market conditions and inflation. It is also important to understand that your total budget and the construction budget are not the same thing, as there are several other costs to consider which make up the total cost of an extension.

Total Budget

For example, let’s look at a typical £100,000 budget.

As you can see from this, a £100,000 total budget only amounts to a £63,000 construction budget. If you use an approximate build cost of about £3,000 / sqm, this would get you a 21sqm extension. This would be a small single storey extension, and would not include any refurbishment works in the rest of the house, a loft conversion or specialist items such as bespoke kitchens or specialist glazing. 

As you can see, there are lots of variable factors when looking at how much an extension will cost. This is why we are always keen to have an open conversation about budgets as early as possible with our clients. We know it can be a sensitive subject and we are normally talking about large amounts of money, but we think it is best to have an honest conversation early on to make sure we set realistic expectations.
