Architect’s Fees
Some of the first questions we are usually asked by our clients are about Architect’s fees. How much are they? How does it all work? Do we charge for initial site visits?
We aim to be as transparent as possible with what we charge and always try to make sure that our fee proposals are fair and reflect the level of service we provide. To that end, we have explained how our architect’s fees are worked out and how they are charged here.

After our initial visit we will send you a fee proposal setting out architectural fees for the rest of the project. Our fees are usually based on a percentage of construction cost, but we suggest a lump sum fee to give you cost certainty.
Percentage Fees / Lump Sums
The percentage fees will vary depending on the construction cost, scale and complexity of the project. Our typical project construction cost normally ranges from approximately £150,000 - £2m. Our fees normally amount to between 10-15% of construction cost.
Hourly Rates
Occasionally, we suggest charging an hourly rate instead of a fixed lump sum. This is usually if the project scope is not yet defined, the programme is uncertain or if you request changes to your project which were not included in our original fee. Our hourly rates usually range between £85-100/hr.
The fee proposal breaks down the overall fee into the different stages of the project.
Breaking down the fee into stages allows you to decide whether you would like to appoint us for the whole project or just up to a certain stage. Some people appoint us up to planning, others to the end of tender if they are happy managing the project on site themselves, or some appoint us for the whole project – the choice is yours.
We normally invoice either at the end of a stage or monthly for the longer stages. We try to invoice regularly to prevent any surprise bills.
